This seven-bedroom home in a highly desirable area of Sydney’s eastern suburbs was completely gutted and then rebuilt using high-end smart home solutions, including AV, security, lighting, HVAC, shades, a flood prevention system, a monitored fresh air quality system, and an impressive equipment room dubbed the ‘plant room’ by the integration firm handling the project, Denote.
High-performance brand names like Savant, Lutron, Sonance, James Loudspeakers, Monitor Audio, Meridian, Sony, NETGEAR and others dot the huge 16,000-square-foot property.
The impressive audio-visual portion of the project features Savant 4K Video-over-IP to each of the seven displays around the property. Each is capable of video tiling. The Savant Audio-over-IP system is tailored to each area using an array of products from Sonance, James Loudspeakers, Monitor Audio and Meridian. This is composed of 10 stereo zones and three surround-sound setups.
The luxury immersive cinema is also integrated, featuring digital active speakers from Meridian in a high-power-array configuration. It is a Dolby Atmos 7.4.4 configuration, also featuring a Sony laser projector, anamorphic lens for super-wide aspect ratios, Kaleidescape and a 165-inch acoustically transparent Stewart Filmscreen projection screen. The theater also has a dedicated Karaoke system and a removable Golf simulation setup.
However, what sets this project apart from others is the client was the dedicated equipment room, dubbed the “plant room” by the Denote team.

Register Now!The building of the plant room was a challenge, as Denote completed the layout and design for every service in the room and combined equipment from seven separate contractors.
“We needed to know the exact models of the equipment, thermostats and boards so we could specify their locations,” says Jono Dorset, Denote director. “The room has been designed to be a functioning showpiece, so symmetry, serviceability and accessibility were all important considerations.”
For ventilation, the company achieved the correct heat management via a dedicated AC unit in the room, and all equipment is regularly assessed with internal probes, infrared thermometers, and integrated room probes.
“By doing this we ensure that all equipment is running at its optimum temp and longevity of service is achieved,” Dorset says. “We also have a remotely monitored temperature and humidity sensor which is integrated into Domotz, this alerts us to any temperature events in the room.”
According to the company, the client is also susceptible to state-sponsored cyberattacks due to their occupation, which necessitated a need for absolute security on the network. The design was audited by an IT security consultant to ensure adequate security. The company provided a dedicated 1G fiber network to the home, and the entire network is Fortinet secured with fully licensed, 24/7 active threat detection.
