Integrator frayednot provided a simple, budget-friendly and yet amazing result for this client’s beach house. The owner was looking for a reliable, simplified and cohesive solution for their family’s summers on the property while keeping costs within an allotted budget, and frayednot delivered with another award-winning install for the company.
“This was designed with simplicity in mind for anyone to be able to use without compromising any quality or functionality,” says frayednot Owner Constantinos Sandoukas. “We focus on what is important — keeping the tech hidden and out of sight while providing an amazing, simple to use, frayednot experience!”
The customer was renovating their beach house in stages, but the customer had a limited budget, with the project coming in at $35,000. Although a relatively simple and straightforward project, it still presented its challenges for the integrator, including the location being an hour away from the company’s New Jersey office, local regulations, and the budget.
The property includes two structures: the main house and the back barn house, the latter of which used to have its own service provider and was a rental prior to the renovation. The company wanted to tie both houses together using one service feed to the main house.
There was already a system in place, but not everything was working. The busy integrator pulled it all out and set aside salvageable products, notes Sandoukas, whose company has been anything but a stranger to retrofit and takeover jobs over the years.

The barn house was completely gutted to create an entirely new space. It helped that frayednot has a solid relationship with the customer, a designer, as well as the contracting firm on the project.
“This was our way to stay within budget since the contractor would save us a multitude of trips when things changed by FaceTiming us to go over what they could do for us if we could not show up on-site,” Sandoukas says.
“Relationships are priority one on the frayednot list when working on projects that require lots of attention,” he adds. “This was one where relationships granted us the ability to over deliver for the client.”
